Selling a Ridgecrest Home: How to Compare Two Offers

by Scott K. Miller

If two buyers want your Ridgecrest home, start with what each offer leaves you at closing. Then look at what has to happen for that buyer to finish the purchase on time.

Put the offers on the same page

Say one buyer offers $300,000 and asks for a $10,000 credit toward closing costs. A second buyer offers $295,000 with no credit. Before other expenses, the second offer leaves you $5,000 more. A credit is easy to miss when the price is the biggest number on the page.

Read the dates alongside the dollars

Write down the inspection deadline, the appraisal and loan deadlines, and the day you hand over the keys. If your next move depends on this sale, check whether the buyer also needs to sell a home. Ask what happens to your schedule if that sale runs late.

Ask for a seller net sheet for each offer

A net sheet estimates what you keep after your loan payoff, credits and selling costs. I compare both offers using the same assumptions and flag the numbers escrow still needs to confirm. That gives you two things to weigh: the estimated dollars in your pocket and the timing you can live with.
