Buying Land in Trona or Inyokern: What to Check Before You Offer
A road on a map and a power pole in a listing photo can make a vacant parcel look ready to use. Neither tells you whether you can drive to the lot legally or what it will cost to bring power to your building site. Here is where I start with buyers looking at land in Trona or Inyokern.
Start with the parcel number
Ask for the assessor’s parcel number. Match it to the county parcel map, then locate the actual entrance. A phone map can help you find the area. For a fence, driveway or building site, have a surveyor confirm the boundary.
Separate the road from the right to use it
If the route crosses someone else’s land, ask the title company to identify recorded access documents. Find out who maintains the road. Drive the route in the vehicle you expect to use, especially if you plan to bring a trailer.
Price the connections before you price the land
Ask the electric provider for a written estimate tied to the parcel and your proposed service location. Check the water source, wastewater options and your intended use with the agencies that serve that parcel. A lot with a lower asking price can cost more once those numbers come in.
Have a parcel in mind? Send me the parcel number and what you want to do there. I’ll help you build the list of questions for that property.
